Marketing and advertising:

Once you have decided to re-purpose your second home as a source of income, the next step is to ensure that it is marketed properly. Without effective marketing, the home you invested so much time and money to turn into a vacation rental will stand empty more nights than you had anticipated.

From the moment you contract with Florida Kosher Villas to be your property manager, our team of professional writers goes out to your property and conducts on “on site interview.”   They detail the specifics of the home both inside as well as outside, and compose a “bio” extolling the benefits of your specific property.  Each home is unique and they are experienced in drawing out just the right features that attract the most attention.

Next, we send out our professional photographer and videographer who take a multi-faceted photo shoot and film a 360 tour, drawing the viewers’ eyes toward the most complimentary aspects of your home.

We advertise on social media, Google, Yahoo, and other portals, as well as in all of the major Jewish periodicals and magazines, so you can feel confident that your home is getting the most exposure possible.  And as our company continuously grows due to positive word of mouth, you stand to gain as well as more and more vacationers around the world turn to Florida Kosher Villas to book their next getaway.

 

Guest screening and reservations:

Our reservation team works hard to turn every call into a booking.  We handle all aspects of each reservation, answering questions about each specific property.  Our agents work diligently to find the right home for every guest who reaches out to us, cultivating a relationship that will last way beyond that first vacation we book for them.

In addition, we know how important it is to ensure that guests in your home maintain the same standards of kashrus that you do. With this in mind, our reservation team personally screens all potential guests before accepting any booking.  We rent exclusively to Shomer Shabbos and strictly kosher clientele and do our utmost to ensure that your home is kept in the condition you would expect.

 

Bookkeeping and all things financial:

As a homeowner who has hired us to manage your property, you have the option of managing much of the financial aspects of your business on your own or leaving all of the arrangements to us.

At the very minimum, we collect rent payment on your behalf, cleaning fees, and any other fees that are included in the rental contract between our company and each guest who vacations in your home.

Aside from what is mentioned above, we also are able to handle all of the other financial responsibilities of owning a vacation property.  Mortgage and utility payments, taxes and insurance, and any other expenses that come due can be managed by our financial team if you would like to be a “silent partner” in your investment – the choice is yours to make.

No matter the level of our involvement, you will receive a monthly report detailing the number of nights rented, gross income, expenses incurred, and net payment to you, the homeowner.

We want you to enjoy the benefits of owning a vacation rental and not be bogged down by the responsibilities that ownership entails.

 

Maintenance, both inside and out:

Hiring someone to manage your property means you can “take your own vacation” from the responsibilities most homeowners need to handle on their own.  Chances are your property is located thousands of miles from where you live year round and knowing that you are leaving it in the hands of a trusted company provides you with a higher comfort level.

At Florida Kosher Villas, we understand that your home is one of your most valuable assets and, as such, we treat it as if it were our own.

With our loyal staff of professionals who perform pest/termite control, septic tank cleanouts, home repairs, cable and wireless installation, housekeeping, and general indoor maintenance as needed, you can rest easy knowing that your home is being maintained properly.  Equally as important, our outside crew keeps your pool and spa clean, manages the landscaping and mowing and handles mosquito control when warranted.

We work hard to ensure that your property is kept in perfect condition, eliminating the need for emergency repairs that can interfere with its rental potential. 

 

Renovations and expansions:

With the explosive growth in the number of kosher rental properties these days, many of our homeowners are constantly looking to make upgrades to their homes.  Making changes, big or small, increases the aesthetic appeal and, as a result, increases earning potential.

Whether you are interested in changing out the kitchen or simply changing out the linens and towels, we will work within your budget to assist you with any upgrades you wish to implement, whether you are on site or out of town.

Our property renovation and design team is able to procure estimates from architects and contractors, electricians and plumbers, interior design consultants, pool and paver companies, and just about any type of company that deals with home improvements.

Best of all is the fact that you can choose the level of involvement that you desire.

If you would like us to handle all on-site aspects but prefer to be hands on in terms of design implementation, we can arrange for Skype sessions to go over building material choices such as tiles, cabinets, landscaping choices, etc.

If you prefer to be present for the work, we can accompany you to furniture showrooms, home improvement stores, and upholsterers – wherever the need takes you.

It is a “win-win” for your home to be in optimal and updated condition as that will translate into many more rented nights, while increasing its overall value at the same time.

 

Hurricane protection and intervention:

As part of our owner contract, all of our rental homes must be equipped with storm shutters and/or hurricane rated windows and doors.

If your property needs hurricane protection, we can assist you in the purchase and installation of these safety devices in a cost efficient manner.

In addition, as we are local and you are out of town, we can save you the expense and time of traveling to your second home solely for the purpose of putting up your shutters and ensuring your home’s safety.  Hurricanes mean heavy winds and, as such, our outside crew, to the best of their ability, will make sure your patio furniture, barbecue grills, and anything else you have on the outside of your property will be shielded from an oncoming storm.

We will also stock the inside of your home with emergency supplies such as bottled water, flashlights, and batteries, as well as provide instructions to any guests who are staying there on how to remain in the home, keeping both it and themselves safe in the event of a storm.
