MAKING A RESERVATION AND INFO PRIOR TO ARRIVAL
What is required to make a reservation with Florida Kosher Villas?
Once your decision is made with regard to which villa you are booking, we will need your exact dates of check in and check out, full name, home as well as email address, cell phone number, how many people are in your party, and form of payment you will be using. For every reservation, no matter the method of payment used, we will also need your credit card information to keep on file for any incidentals.
Will my quote include all fees?
Prior to booking, you will receive a written quote from us with a breakdown of the rate.. Your quote will include cleaning and accidental damage waiver fee so you will feel secure knowing that the amount you were quoted is exactly what you will be charged. Any extras such as housekeeping during your stay or other items that you request assistance in procuring on your behalf will be charged in addition to the contracted amount.
Do your rates and fees ever change?
Our nightly rates vary depending on the time of year. We offer “peak” and “off peak” rates so we can provide every vacationer the choice of coming at a time when pricing per night best suits his or her budget. Our fees generally remain constant except when we ourselves are charged more for a specific service, such as cleaning service or insurance. We clearly specify all rates and fees prior to booking a reservation so there are no surprises for our customers.
How does payment work?
We accept payment via Chase “Quick Pay”, direct deposit into our account at any Chase branch nationwide, ACH and/or wire transfer into our bank account, check, cash drop-off, or credit card. Please note that credit card payments are subject to a 3.5 % convenience fee and any additional fees incurred as a result of wiring funds are the guests’ responsibility.
Can I make payments toward my reservation and what is the timing on how I need to pay?
In order to confirm a reservation, some percentage of the total payment must be made at the time of booking. How far in advance of your arrival date your reservation is booked will determine the payment plan specifically designed for you.
Any property booked within 45 days of arrival date needs to be paid in full at the time the reservation is confirmed.
For a booking done 46 days to 4 months in advance, 50% of the total amount is due upon booking, with the remaining 50% balance due 45 days prior to arrival date.
For a booking done in advance of the 4 month time frame a deposit of 10% is due immediately, an additional 40% is due at 4 months prior to your arrival date, with the remaining 50% balance due 45 days prior to check in.
How will I receive my confirmation and instructions on how to get into my rental home?
Once we have booked your reservation, we will send you a confirmation via email stating the total cost of your vacation along with a list of accepted payment methods and timing when your payments are due. To ensure receipt of these emails, please add firstname.lastname@example.org to your list of accepted email addresses. A rental contract will be sent along with your confirmation that must be signed prior to checking into your villa.
After your rental contract has been signed and payment in full is made, you will receive a final email with arrival instructions. If you have booked a reservation and have not received confirmation and payment instructions from us within 24 hours, please contact our reservations team at (305) 650-8830 or email us so that we can resend your confirmation email to your inbox.
Do you offer group rate discounts?
Depending on how many villas you would need, we will work within our inventory to try to find you the best “combined rate” to provide you with a “multi-property” family vacation that fits within your budget, yet comfortably accommodates all the members of your group.
Are there any blackout dates to book a stay in one of your villas?
Our properties are available to rent 365 days a year. However, as we act as booking agents for the homeowners, there will be dates that they might want to vacation with their own family. Any such dates will be marked as “unavailable” in our booking calendar so as not to cause any confusion on your part when checking for availability.
Do you have a minimum stay policy and are there certain days I cannot check in to or check out of a property?
Advance bookings made within 30 days of Arrival Date require a Minimum Stay of 3 nights for peak season and 2 nights for off peak season. Advance bookings made more than 30 days in advance require a 5 night Minimum Stay for peak season and 3 nights for off peak season.
We do not offer either Friday check-in or check-out, or Motzai Shabbos and/or Motzai Yom Tov check-in or check-out.
Does the home appear “in person” like it does on the website?
Yes…..and no. Our homes are constantly being updated to make your vacation that much more luxurious and comfortable with constructional renovations, change-outs in linens, furnishings, or patio amenities and the like. What you see on the website is identical to what you will encounter once you check in OR you will find yourself pleasantly surprised by updates made to your home that were not yet posted onto our website photo album.
Is the property I see on the internet the actual one I get upon checking in?
Absolutely. The property you request will be the one especially reserved for you. In the rare event that we need you to switch accommodations, we will let you know in advance and allow you to choose an alternate villa that is of equal or greater value at no extra charge. If we only have a villa that rents at a lower rate per night than what you have paid, we will refund you the nightly difference.
Can I change the house I want to stay in once I have already booked and paid for my reservation?
Once we have reserved a specific property for you, any change that you might make is subject to availability. In addition, in order to switch your villa of choice to an alternate one we would have to be able to re-book that same house to another guest so as not to cause financial loss to the homeowner on whose behalf we have already confirmed a booking for your specific dates. If and when those parameters are met, any change in rate from your original choice of villa to your new choice would have to be collected in order to guarantee the new booking.
How many people are allowed to stay in each home?
Occupancy may not exceed what is posted for each villa or suite. Maximum occupancy includes infants and children. Florida ordinances state that occupancy is limited to one person per bed, including children. You can find the maximum occupancy listed on the property page for each individual property.
What is your cancellation policy?
Cancellations and rescheduling of any reservation may be made up to 45 days prior to your arrival date, with the option of crediting any fees paid towards a future reservation or having a full refund issued.
Cancellations or rescheduling of any reservation made with less than 45 days’ notice will result in 100% loss of all rental rate paid, with both the Cleaning and Vacation Rental Damage fees to be refunded back in the form of original payment.
If we are able to replace your reservation with another booking for any or all of your original reservation dates, a credit will be issued for the nights rented less a processing fee of $175. If the replacement booking is done at a lower nightly rate, this will be reflected in the amount of credit due you.
The above being said, we strongly recommend that our clients purchase travel insurance.
Please note: Any credit issued must be used in full no later than one year past the date of original Arrival Date (eg. if you need to cancel a stay with an Arrival Date of March 3rd, you have until March 3rd of the following year to use up the total credit amount.)
Do you offer travel insurance?
Yes. We work with only the most reputable of insurance companies to ensure your policy is fail-proof and hassle-free in the event you need to cancel your vacation.
What is accidental damage waiver fee?
Accidental damage waiver fee is your “security blanket.” It covers you for any accidental damage done to the property during your stay. For a minimal nightly cost, you can rest assured that the cost to replace the towel your child damaged or that lamp you accidentally knocked over won’t be added to the “cost” of your vacation.
What are the benefits of reserving a FKV villa?

THINGS TO KNOW ABOUT YOUR STAY
What times are “check in” and “check out”?
Check in is 4 pm unless you have been otherwise notified. We know you would like to walk into a spotless home and we take the necessary time to ensure that your expectations will not only be met but exceeded. If we are able to accommodate an early check in we will be more than happy to do so. Adding to your vacation time would be our greatest pleasure and we will contact you via cellphone on the day of your arrival if we are able to get you in early.
Check out is 10 am with a grace period of up to one hour, if needed, at no additional cost. Guests vacating their rental property past 11:10 am on the day of departure will be a assessed a fee beginning at $100 with the maximum being the cost of one night’s posted rental rate, to be charged without notice to the credit card on file.
Do we need to bring our own linens and towels?
No. All beds are made up in advance of your arrival and freshly laundered towels will be ready for you in the bathrooms. In addition, you will find an extra set of linens for every bed as well as a supply of extra blankets, pillows, and towels.
Do you provide anything extra aside from what is listed above?
We realize that you have enough to prepare in advance when flying out of town for a vacation. Whether coming as a couple or bringing along children, packing all those suitcases can often detract from the enjoyment of the experience. With that in mind, our goal is to have the home stocked in advance with as many things as possible for your convenience.
We provide you with a starter kit of toiletries to make that first shower or bath stress-free, enough laundry detergent to do those first few loads, an initial supply of toilet paper, several garbage bags, and a new roll of paper towels.
We also have at least one pack and play in each home and some homes offer two. All of our homes are equipped with hi-chairs.
Do the villas have fully equipped kosher kitchens?
Yes. Every vacation home offers a fully equipped kosher kitchen (chezkas kashrus) including a refrigerator, freezer, oven, stove, microwave, dishwasher, coffee maker, toaster, as well as cookware, tableware, and utensils for both milchig and fleishig. Basic pareve essentials are provided as well. Please refer to each individual property page for a specific list of kitchen and home amenities.
In your vacation home you will also find a hot water urn for Shabbos and Yom Tov, an electric plata, and Shabbos lamps for each bedroom. Additional basic Shabbos needs are already in the homes so there is no need to bring your own siddurim, benchers, challah board and knife, leichter, and havdalah candle.
If we do not want to cook while on vacation do you offer meal plans?
While we do not have our own on site resident caterer, we are happy to refer you to local caterers or take-out establishments, all under proper hashgacha. Food service is available year round and for Yomim Tovim, too. Our goal is to make your vacation filled with “pool time” as opposed to time spent over pots and pans. In addition, if you would like to have groceries and/or catered meals ready for you upon arrival, our concierge team will be happy to assist you so that you can check into your vacation home and sit right down to a welcome brunch or dinner.
Do you offer concierge service to help us with planning our vacation?
Most definitely! We pride ourselves in offering full concierge service from the time you reserve your stay until your vacation is over and you are on the way back home.
As we are long-standing residents of your vacation community, we know the “ins and outs.” We can book for you local car services, reserve a table for you at the restaurants of your choice depending on your particular preference, arrange for table and chair rentals, entry into the attractions that would be best suited for yourselves and your family members, massage therapists, spas, health care aides, medical supplies, and much more.
Concierge service is a fee based service; amount to be determined on a case by case basis.
How close are your homes to local shuls, a mikva, and kosher establishments?
All of our properties are within walking distance to all of the local shuls and mikvaos. Walking distance ranges from 2 minutes to 10. All homes are within the kosher eruv, as well.
We are conveniently situated in a neighborhood that boasts over two dozen kosher restaurants and grocery stores, some of them within walking distance from our rental properties. In each villa is an updated list of all the kosher establishments within a 1-30 mile radius.
Do your homes have pools and outdoor hot tubs?
All of our villas have private pools and many offer either attached Jacuzzis or stand-alone hot tubs. We offer free pool heat for 10 hours each day when the weather warrants. As a general rule pool heat is offered from December through March. If you would like to have the pool heater on 24 hours, it’s available for an additional $45 per night. This fee will be assessed for every night of your stay.
Please note that our current inventory of suites does not offer pool or hot tub access.
Do you provide air conditioning and heat in your homes?
Yes. All of the properties we manage and book have central air conditioning and central heat.
Is there a landline telephone in the vacation homes?
As none of our properties have landline telephones, we suggest you bring a cellphone with you so that you can reach out to family and friends during your stay.
Where do we park our rental cars and is there a local car service if we do not have our own vehicle?
Each property has its own dedicated parking area for up to two cars. If you do not rent your own vehicle we will be happy to recommend local car service companies with “heimishe” drivers so you can rest assured your rides will be safe and pleasant.
Are the vacation homes cleaned daily and are there cleaning supplies in the homes?
You will find your home in pristine condition upon check-in. For those who prefer housekeeping service during their stay we will be happy to make the necessary arrangements. You will be responsible to pay the staff on your own, keeping to certain guidelines previously arranged with our cleaning company. We do place basic cleaning supplies in every home for your convenience.
What if I need to do laundry while I am on vacation?
There is a laundry room in every home with washer/dryer, iron, and ironing board. Dry cleaning service is available and our concierge team will be happy to provide you with the necessary information to arrange pickup of your dry cleaning items.
What is your policy with regard to smoking?
Smoking is not allowed inside any of our villas nor on the property itself. Violation of this rule renders your booking as invalid and can cause you to be asked to vacate the premises, forfeiting payments of any nights remaining in your booking.
Do you allow pets?
While we are pet lovers ourselves, we are unable to accommodate any pets in any of our rental properties.
What if something goes wrong during my stay?
We have a dedicated staff of plumbers, electricians, exterminators, and contractors who are all familiar with the workings of each property. They are on call and will come to your property should the need arise, generally within hours. Reaching out to us as soon as you notice the need for repair or service will lessen the time it takes to offer assistance and resolve the issue.
What will we be responsible for when we check out?
Aside from checking that you have taken all of your personal belongings, we ask that you empty the refrigerator of any food items you are not taking with you, remove all garbage to the bins outside prior to leaving your rental property, and make sure all windows and doors are locked.
Do you have a lost and found?
Yes. If you leave something behind on your visit and we find it, we can arrange to have it shipped back to you. We ask that you contact our Guest Services Team within 24 hours of your departure date; any items left unclaimed for more than 24 hours will be considered “hefker” and will be discarded or donated.

How long have you been in business?
Florida Kosher Villas LLC has been in business since 2009, serving the vacationer who is looking for that perfect vacation in South Florida. Are you a licensed vacation manager?
Yes, we are licensed in Florida as a lodging provider and we are members of local, state, and national Vacation Rental Managers Associations.
What are your office hours?
Our office hours are 9:30 am to 7:30 pm, 6 days a week, except on Fridays when our office closes at 2:30 pm. During off hours we check incoming emails and do our best to respond to voicemail messages in a timely fashion.
